For the Chocolate Lover
A former Milwaukee Bucks player, Junior Bridgeman who played for the Bucks back in the 70's is involved in a delicious new venture.  Mr. Bridgemann will be involved in the hopeful development of Fannie May Fine Chocolates in Milwaukee.  Currently Wisconsin has one in Janesville and Madison.

Do you remember Fanny Farmer stores?  This is the same parent company looking to comeback to Milwaukee with the Fanny May Fine Chocolates name. Bridgemann and his partners do not know how many stores they plan on developing but according to the Business Journal Milwaukee is a high priority.

West Bend:
Hobby Lobby an arts and crafts retailer located in West Bend is planning an expansion.  A place that already has many customers coming in and out of the store will have even more to offer in their new and  larger facility.


Franklin:
Sorry Packer tailgaters.  The new Wisconsin law that allows liquor retailers to open the doors at 6AM has not convinced the Franklin Common Council to adopt the new state law.  They decided to keep the old hours from 8 AM to 9 PM as their local ordinance.

ARCHITECTS:
For design purposes Architects may need Site Plans or a Topographic Survey.

ATTORNEYS:
For many different reasons Attorneys may need a Survey or the services of a surveyor.  Please see below for some example of why an Attorney may need a survey.
Divorce: If there is multiple properties involved it may be necessary to have property surveys done on them in order to separate the parcels.  If there is a dispute as to what is owned on the property because it is on a property line a property survey could clear that up.
Estate Planning: Legal Descriptions are sometimes needed for a certain area of land.  And Certified Survey Maps serve as a tool to separate property.
Personal Injury: In an auto accident surveys are required as evidence to Attorneys involved.  This is a very specific type of survey indicating skid marks pieces of vehicles, place of impact on a particular object like a median, tree, or utility poles and any other bits and pieces of information the Attorney's are looking for..  Accuracy is measured to the nearest 1/100th of a foot.
Real Estate:  In Real Estate the needs are endless, just to mention a few;  Condominium Plats, Property Surveys in a Lot Line dispute, Land Swaps, the creation of an Easement, Rezoning etc...

BANKS:
In the 70's banks required surveys to be done for mortgages or refinances.  The purpose of those surveys was to establish the true boundary of  the property and to verify any encroachments.  Although it is not required some banks still have surveys completed to help protect what the bank is investing in, whether it is a commercial or residential property.  Most often if it is a commercial property banks will request an ALTA survey.

GENERAL CONTRACTORS:

HOME BUILDERS:
Typically speaking during the process of building a home there are three stages it must go through and depending on where the home is being built different services are required.  First the house must be staked for the excavator to dig the basement so the footing can be built.  Once the hole is dug sometimes a surveyor is required by local code to check the elevation and the location so that it matches what has been proposed and approved.  Once the footings have been built and the foundation walls have gone up, occasionally the builder or the bank that is financing the build will require an As-Built" or "Basement Survey" to be performed to once again verify that it was built right and is conforming to the original plans.


HOMEOWNERS:

Generally speaking homeowners come to us for a survey at last minute because the city they live in are requiring a survey that is newer than 1 year for permit purposes.  Depending on what city you live in, a permit may be needed for fences, decks, sheds, retaining walls, major landscaping, home additions, and we have even seen it where a survey was required because the homeowner was planting trees near their property line.  By state statute surveyors are only liable for up to 6 years.

Permits aside homeowners sometimes just want to know where their property lines are, or they have a potential property line dispute.  If the homeowner is just curious we can do a very simple survey for them.  If it is rooting from a dispute we can provide a survey with more detail and other information.

Homeowners sometimes only want a corner found.  Technically we cant do that.  What we can do for a nominal fee is provide you with information that could be used at a later date by a surveyor to determine your property lines.  This information comes with NO boundary determinations, NO measurements, and NO guarantees.

LANDSCAPERS:
Landscapers on occasions order surveys if they are landscaping near a property line so as to ensure they are not into a neighbors property.  Landscapers when they order a survey also like the fact that we can set "stakes" as a visual aide on the property line for them.  For difficult landscape layouts every once in a while a landscaper may need  a surveyor to assist in "laying out" the curvy berms, flower beds or retaining walls.
