Buying and Selling Real Estate

Not only do property owners and potential buyers of Real Estate need a Survey, but sometimes a Real Estate Professional like yourself needs to refer the services of a Land Surveyor.


You may be asking us, "Why do I need to do that"?


Has a potential buyer asked you where are the property lines?  Let me guess your answer went something like this:
Its along the retaining wall, or It's near the utility boxes, or its by the Fire Hydrant, or the owner said it was by the tree in the corner over there, or even worse you do not need a survey.


These are almost exact words some of our clients have expressed to us.  Ask your self this question, what do think your client walked away with.  Is their perception the same as yours?  How do you know?  Each client of ours that is told by their Real Estate Professional where their property line is, is always surprised.  Some times it is pleasant and other times it is not.  In certain circumstances they have built fences and retaining walls based on an idea where a property line is and have been proven to be wrong.


A couple years ago a client came to us and needed a survey for a building permit after buying a house.  In our initial conversation she told us that her Real Estate agent told her she didn't need a survey.  After we were done with her survey it was proved that her front stoop that she wanted to enclose was in the road right of way.  Upset she asked if she had any recourse.  We told her unless you hire an Attorney, no.  Because she was told she didn't need a Survey she accepted the No Survey Survey Endorsement.  Now after the fact she wished she had got the survey.  What do you think her perception is of the Real Estate Professional who helped her?


Once your sale is complete, can you say you have provided your client with the BEST advice when it comes to their property lines?  Unfortunately some of these situations do not come up for years to come.  Please do not let your clients get into a bad situation, tell them that a Land Survey is their best defense in protecting their property lines.  Let them perceive you as the Professional and refer them to us.
